Window Sash Repairs

The sash is an interior framing that can be moved vertically upwards or downwards in windows that are open. This article will show you how to carry out a few simple repairs to sash.

Weather Stripping

Wood window sashes provide the classic look to your home. When properly maintained, they will last for years. They can, however, get damaged or deteriorated over time, due to exposure and normal wear and tear. Sash repair experts can restore windows to their original condition and maintain their appearance longer than replacement windows.

Weather stripping is the primary aspect to consider when you are repairing windows with sash. It's located on both the frame and the sash. If it's loose or worn out, it can lead to drafts, as well as other issues. Start by identifying the window brand and the manufacturer's date (etched on the corner of the glass, or the aluminum spacers between panes). Sash Hardware

The hardware that supports window sashes can wear out over time and with use. This could lead to windows or doors that is difficult to open or close. The good news is that fixing and replacing this hardware is usually quite simple and inexpensive. If a sash isn't easy to operate try spraying oil into the jamb channel then open it to see if this fixes the problem. If not, the issue is likely to be with the balance of the sash and you'll need to remove the sash in order to access the hardware.

The ideal situation is for window sashes to swing open and closed without effort, but this is difficult when the weights are worn or if the sash that joins rail isn't properly glazed. This issue can be caused by a variety of factors, including lack of maintenance or by an incorrect weight rating for a particular window sash.

If the hinge arms on a window begin to sag this can cause the sash drag and then hit the frame at the opposite corner (Photo 1). To fix the problem make sure the sash is in the proper position within the frame opening, and then take it off. If the sash has been screwed to the hinge arm, you'll have to unscrew the hinge arm and replace it (Photo 2). Install the new sash (Photo 3).

Windows that are old, especially in older houses, can be difficult to close and open because of sagging hinges and general lack of energy efficiency. In most cases, a few simple repairs can transform these windows into smooth operators again and save the homeowner money on energy costs.

It is crucial to have the tools needed before you begin. Begin by marking the position of the hinge channel on the frame with pencil (Photo 1). This will allow you to get the channel back on place correctly when you're finished. Remove the sash and remove the hardware including the beads that separate (Photo 2) and the chains or cords that hold it in place. Soften any hardened putty with the help of a heat gun set at medium and equipped with a shield to block the nozzle. Take off the old sash and keep it in a bag with a label.

Sash Weights

Sash weights can be replaced to enhance the efficiency of your window sash, and also reduce energy costs. Sash weights consist of heavy lead or iron cylindricals that are contained inside a concealed cavity, and attached by ropes to the moveable window sash. These weights act as counterbalances, allowing you to open and close the window without the need for mechanical or electrical devices. The sash weights are often ignored or discarded by homeowners, and are turned into scrap when they fail; therefore you may have to search for replacements.
